Seven surfaces in a typical North Texas home should always be soft-washed or hand-cleaned, never high-pressure blasted: composition shingle roofs, asphalt shingles, painted Hardie board, cedar shake, soft mortar joints in older brick, painted trim, and stained wood decks where the stain is still in good shape.
Composition roofs deserve special caution. High pressure tears off granules that are fundamental to UV protection and shingle life. Even one careless cleaning can knock years off a roof. North Tarrant County lawns are mostly Bermuda and St. Augustine, with a few zoysia yards in the newer Southlake and Westlake builds. Each needs a different mowing height, fertilization schedule, and watering approach — and our climate flips the calendar that most lawn-care advice on the internet was written for.
Bermuda grass should be cut at 1.5 to 2.5 inches in summer, slightly shorter (1 to 1.5 inches) in spring scalp, and left longer (2.5 to 3 inches) heading into fall dormancy. St. Augustine wants the opposite extreme — never below 3 inches and ideally 3.5 to 4 inches all summer long. Cutting St. Augustine short stresses the runners and invites chinch bug damage.
The single most common mistake we see in Fort Worth and Keller yards is one fixed height all year. The same blade setting that keeps Bermuda tight in June is too short for St. Augustine in August. We adjust deck height service-by-service based on grass type, season, and recent rainfall.
The one-third rule applies to both: never remove more than one-third of the blade in a single cut. If your lawn got away from you and is suddenly five inches tall, two passes spaced a few days apart is far better than scalping it in one mow. Scalped lawns brown out for 10 to 21 days.
For warm-season grasses in North Texas, plan four fertilization windows per year: late March or early April when soil temperatures hit 65°F at four inches deep, late May or early June, late July to early August (only on irrigated lawns), and a winterizer pass in mid-October. Skip the late-summer feed if your lawn is non-irrigated — pushing growth without water turns into stress.
Soil test before the first feed of the season. Most North Tarrant soil runs alkaline (pH 7.5 to 8.2) with high calcium and low iron, which is why so many lawns yellow out in August even with plenty of nitrogen. Pre-emergent timing is separate and critical. The spring application needs to be down before soil temperatures hit 55°F — in Fort Worth, that is mid-February most years, not March. Effective weed control is 80% prevention and 20% reaction. Two pre-emergent applications a year (mid-February and late September) stop the majority of annual weeds — crabgrass, goosegrass, Poa annua, and henbit — before the seeds ever sprout. The biggest cause of weeds is not missing herbicide — it is thin grass. Bare soil grows weeds. Dense Bermuda or St. Augustine grown to its proper height shades the soil and blocks weed germination naturally. Mowing height and fertilization are weed control.
Nutsedge, dollarweed, and Virginia buttonweed need specific products and timing — the standard three-way herbicides do not touch them. Most North Tarrant lawns need about 1 to 1.5 inches of water per week including rainfall, applied in two deep soaks rather than five shallow ones. In peak summer (July and August), that may mean two 30-to-45-minute irrigation runs per zone, scheduled before sunrise to minimize evaporation and fungal pressure.
Daily shallow watering is the single most common cause of weak, shallow-rooted lawns in Fort Worth. Soft washing — chemistry only, no pressure — is the only roof cleaning method approved by the Asphalt Roofing Manufacturers Association (ARMA). The black streaks on north slopes are a bacterium called gloeocapsa magma. A sodium-hypochlorite-based soft wash kills it at the cellular level. Pressure does not solve the problem; it only removes granules and shortens roof life.
Expect to need a roof clean every 4 to 6 years on a typical North Tarrant composition shingle roof. Heavily shaded roofs (north slopes under tree canopy) may streak again sooner. Cedar restoration is a four-step process: wash, brighten, dry, then stain. Skipping any one of those steps cuts the stain life in half. Most failed fence stains in North Texas come from staining over a fence that was washed but not brightened — the wood looks clean but the lignin is still oxidized and grey, and the stain has nothing to grip.

Each surface needs a different tool. Standard broom-finished concrete (driveways, sidewalks) gets a 16-inch flat surface cleaner at 3,500 PSI — uniform, stripe-free, fast. Pavers need a slightly lower PSI plus joint sand replacement after cleaning, because the wash flushes out the polymeric sand that locks the pavers in place.
Stamped concrete is the trickiest of the three because it is sealed. The sealer is usually solvent-based acrylic that turns hazy or peels under high pressure. We soft-wash stamped concrete with a low-PSI rinse and a degreaser, then re-seal afterward if needed. Aggressive cleaning kills the color and the gloss in a single pass.

Texas does not run on the same calendar as the rest of the country. Pressure washing season here is March through November — not Memorial Day to Labor Day — and lawn fertilization timing is six to eight weeks earlier than what most national lawn-care guides will tell you. April and October are the two ideal windows for North Texas house washing. April clears off pollen, oak tannin streaks, and winter mildew before our hot season starts. October hits before leaf drop and lets you head into holiday season with the home looking fresh. May and September are also strong choices.
We avoid washing in extreme heat (the cleaner evaporates before it can dwell) or below 40°F (cold water freezes in lines and chemistry stops working). Light rain on wash day is actually fine — rinse water is rinse water — but heavy rain or wind shifts the schedule.

Brand-new cedar fences need to weather 30 to 90 days before the first stain. Fresh-milled cedar holds mill oils that block stain absorption. The fence will look better and the stain will last twice as long if you give the wood a few weeks of sun and rain first, then wash and stain.
