Keller has a problem most homeowners do not realize they signed up for when they bought the lot: the cedars. Mature cedar and live oak coverage across Hidden Lakes, Bear Creek, and Marshall Ridge drops a constant rain of organic debris onto rooftops year-round. Add the humidity that lingers under that canopy and you get the perfect environment for Gloeocapsa magma, the algae responsible for the black streaks that run down nearly every untreated north-facing roof slope in the city. If your home is in a tree-shaded neighborhood and your roof is more than seven years old, the streaks are already there whether you can see them clearly from the street or not.
The other Keller factor is HOA enforcement. Most Keller communities have written appearance standards, and several have started sending notices for visible algae streaking and roof staining. We have done emergency soft-wash work on roofs in Marshall Ridge and Estates of Oak Run specifically to clear an HOA notice before a fine hit. CARE handles soft-wash roof cleaning across every Keller subdivision, from the older established sections off Bear Creek Parkway to the newer builds along Keller-Smithfield Road.
Why Roofs in Keller Develop Algae and Streaks
- Mature cedar trees drop oils and debris that feed algae and moss colonies on shingles
- Heavy live oak canopy shades north-facing slopes for most of the day, keeping them damp
- HOA appearance standards in most Keller communities require visible roof maintenance
- Roofs in the 8 to 18 year age bracket are the worst-affected segment in Keller right now
Soft-Wash Roof Cleaning — Why It Is the Only Safe Method in Keller
Pressure washing a shingle roof voids the manufacturer warranty and strips the granules that protect the asphalt layer beneath. The Asphalt Roofing Manufacturers Association requires soft-wash chemical cleaning instead. We apply a sodium hypochlorite solution at garden-hose pressure, let it dwell, and rinse. The algae dies on contact. Your shingles are never touched by high pressure, and your warranty stays intact.
